{"id":1271,"date":"2023-11-10T13:21:28","date_gmt":"2023-11-10T12:21:28","guid":{"rendered":"https:\/\/oglasi.infooglasi.rs\/oglasi\/oglasibeogradstarigrad\/u-opstini-stari-grad-planirana-petospratnica-sa-17-stanova-oglasi-stari-grad\/"},"modified":"2023-11-10T13:21:28","modified_gmt":"2023-11-10T12:21:28","slug":"u-opstini-stari-grad-planirana-petospratnica-sa-17-stanova-oglasi-stari-grad","status":"publish","type":"post","link":"https:\/\/oglasi.infooglasi.rs\/oglasi\/oglasibeogradstarigrad\/u-opstini-stari-grad-planirana-petospratnica-sa-17-stanova-oglasi-stari-grad\/","title":{"rendered":"U Op\u0161tini Stari grad planirana petospratnica sa 17 stanova &#8211; OGLASI STARI GRAD"},"content":{"rendered":"<p><\/p>\n<div>\n<p><strong>Canestro d. o. o. planira da u ulici Koste Stojanovi\u0107a u Beogradu izgradi objekat koji bi sadr\u017eao 17 stambenih jedinica i 30 parking mesta.\u00a0<\/strong><\/p>\n<p>Gradska uprava Grada Beograda, Sekretarijat za urbanizam i gra\u0111evinske poslove, ogla\u0161ava <strong>javnu prezentaciju Urbanisti\u010dkog projekta <\/strong>za izgradnju objekta na gra\u0111evinskoj parceli u <strong>Ulici Koste Stojanovi\u0107a broj 61<\/strong>.<\/p>\n<p>Nosilac izrade \u00a0projekta je beogradski biro \u201e<strong>Cube-D\u201c<\/strong>, investitor kompanija \u201e<strong>Canestro\u201c d.o.o<\/strong>, tako\u0111e iz Beograda, dok se predmetna parcela nalazi na teritoriji <strong>katastarske op\u0161tine Stari grad<\/strong>, u bloku izme\u0111u ulica Svetogorske, Palmoti\u0107eve, Stevana Sremca i Koste Stojanovi\u0107a.<\/p>\n<p>Planirani objekat je projektovan kao<strong> stambeno-poslovni<\/strong>, a funkcionalno je podeljen u tri dela \u2013 stambeni, poslovni i pomo\u0107ni (gara\u017ea). Kolski pristup omogu\u0107en je preko upu\u0161tenog ivi\u010dnjaka\/oja\u010danog trotoara, i <strong>jednosmerne rampe<\/strong> nagiba od 5 do 12,5% i auto-lifta.<\/p>\n<p>Na predmetnoj parceli obezbe\u0111en je <strong>broj parking mesta<\/strong> po zadatim parametrima:<\/p>\n<ul>\n<li>17 stambenih jedinica x 1.1 PM = 18,7 PM;<\/li>\n<li>neto povr\u0161ina poslovanja 73,50 m\u00b2 \/ 60 m\u00b2= 1.225 PM;<\/li>\n<li>od \u010dega: 19,925 parking mesta x 5%= 0.99625 \u2013 jedno parking mesto za osobe sa invaliditetom.<\/li>\n<\/ul>\n<figure id=\"attachment_118854\" aria-describedby=\"caption-attachment-118854\" style=\"width: 782px\" class=\"wp-caption alignnone\"><a style=\"font-size: 16px;\" href=\"https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-osnova-prizemlja.jpg\" target=\"_blank\" rel=\"noopener\"><img decoding=\"async\" loading=\"lazy\" class=\"wp-image-118854 size-large\" src=\"https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-osnova-prizemlja-782x732.jpg\" alt=\"\" width=\"782\" height=\"732\" srcset=\"https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-osnova-prizemlja-782x732.jpg 782w, https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-osnova-prizemlja-380x356.jpg 380w, https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-osnova-prizemlja-768x719.jpg 768w, https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-osnova-prizemlja-1536x1438.jpg 1536w, https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-osnova-prizemlja.jpg 2000w\" sizes=\"auto, (max-width: 782px) 100vw, 782px\"\/><\/a><figcaption id=\"caption-attachment-118854\" class=\"wp-caption-text\">Osnova prizemlja<\/figcaption><\/figure>\n<h3>30 parking mesta u podzemnim eta\u017eama<\/h3>\n<p>U sklopu objekta projektom su predvi\u0111ene <strong>dve podzemne eta\u017ee<\/strong>, od \u010dega je prva namenjena za parkiranje, tehni\u010dke prostorije i stanarske ostave, a druga eta\u017ea je ve\u0107inski <strong>u funkciji gara\u017ee<\/strong>.<\/p>\n<p>Na navedenim eta\u017eama sme\u0161teno je<strong> 30 parking mesta<\/strong> od \u010dega su dva za osobe sa invaliditetom, oba sme\u0161tena na prvoj podzemnoj eta\u017ei. Na drugoj podzemnoj eta\u017ei sme\u0161teno je 5 trostrukih<strong> W\u00d6HR parking sistema tip 403<\/strong> i jedno pojedina\u010dno parking mesto.<\/p>\n<p>Parkiranju je omogu\u0107en pristup <strong>preko auto-lifta<\/strong>, ispred kog je u prizemlju sme\u0161tena natkrivena, jednosmerna rampa nagiba od 5 do 12,5%, du\u017eine 8,61 m, \u0161irine od 3,67 m do 4,01 m.<\/p>\n<figure id=\"attachment_118856\" aria-describedby=\"caption-attachment-118856\" style=\"width: 782px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-1.jpg\" target=\"_blank\" rel=\"noopener\"><img decoding=\"async\" loading=\"lazy\" class=\"wp-image-118856 size-large\" src=\"https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-1-782x783.jpg\" alt=\"\" width=\"782\" height=\"783\" srcset=\"https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-1-782x783.jpg 782w, https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-1-380x380.jpg 380w, https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-1-150x150.jpg 150w, https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-1-768x769.jpg 768w, https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-1-1534x1536.jpg 1534w, https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-1.jpg 2000w\" sizes=\"auto, (max-width: 782px) 100vw, 782px\"\/><\/a><figcaption id=\"caption-attachment-118856\" class=\"wp-caption-text\">Presek 1<\/figcaption><\/figure>\n<blockquote>\n<p>Poslovanje je sme\u0161teno u frontalnom delu prizemlja, a stanovanje od dvori\u0161nog dela prizemlja do povu\u010denog sprata.<\/p>\n<\/blockquote>\n<p>Zadat procenat <strong>slobodnih povr\u0161ina<\/strong> na parceli iznosi 30% (570 m\u00b2 x 30% = 171,00 m\u00b2). Ostvaren procenat slobodnih povr\u0161ina iznosi 34,30%, odnosno 195,51 m\u00b2. Planom definisan procenat zelenih povr\u0161ina<strong> u direktnom kontaktu sa tlom<\/strong> iznosi 10% (57,00 m\u00b2, a projektom je ostvareno 13,32 % tj. 75,95 m\u00b2).<\/p>\n<p>Planirana zgrada funkcionalno je <strong>podeljena po vertikali<\/strong> \u2013 funkcija gara\u017ee sme\u0161tena je na dve eta\u017ee podruma, stanarske ostave i tehni\u010dke prostorije su sme\u0161tene na prvoj podzemnoj eta\u017ei (zajedno sa funkcijom gara\u017ee), <strong>poslovanje je sme\u0161teno u frontalnom delu prizemlja<\/strong>, a stanovanje od dvori\u0161nog dela prizemlja do povu\u010denog sprata.<\/p>\n<figure id=\"attachment_118857\" aria-describedby=\"caption-attachment-118857\" style=\"width: 782px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-2.jpg\" target=\"_blank\" rel=\"noopener\"><img decoding=\"async\" loading=\"lazy\" class=\"size-large wp-image-118857\" src=\"https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-2-782x761.jpg\" alt=\"\" width=\"782\" height=\"761\" srcset=\"https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-2-782x761.jpg 782w, https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-2-380x370.jpg 380w, https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-2-768x748.jpg 768w, https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-2-1536x1495.jpg 1536w, https:\/\/www.gradnja.rs\/wp-content\/uploads\/2021\/12\/koste-stojanovica-canestro-presek-2.jpg 2000w\" sizes=\"auto, (max-width: 782px) 100vw, 782px\"\/><\/a><figcaption id=\"caption-attachment-118857\" class=\"wp-caption-text\">Presek 2<\/figcaption><\/figure>\n<h3>Olu\u010dne vertikale sme\u0161tene u fasadi<\/h3>\n<p>Na oblikovanje fasade, kao i na njenu materijalizaciju <strong>uticala je prvenstveno funkcija<\/strong> (luksuzno stanovanje i poslovanje). Predvi\u0111eno je da stambene jedinice komuniciraju sa spoljnim prostorom <strong>preko lo\u0111a, odnosno terasa<\/strong>.<\/p>\n<p>Kao zavr\u0161na fasadna obloga na uli\u010dnoj fasadi predvi\u0111en je <strong>prirodni kamen na potkonstrukciji<\/strong>, dok je kao zavr\u0161ni sloj dvori\u0161ne fasade predvi\u0111en bavalit. Predvi\u0111ena je i razlika <strong>u tonu kamena<\/strong> \u2013 zbog postizanja kontrasta i kako bi se <strong>naglasila proporcija<\/strong> samog objekta.<\/p>\n<p>Projektovani krov je ravan krov, sa <strong>nagibom krovnih ravni od 1,5%<\/strong>.
